Chimney Repointing & Lead Flashings
#07 · Specialist · London-wide

Chimney Repointing &Lead Flashings.

Chimneys take the worst of London's weather and they're the most common cause of mystery damp patches. We rake out the perished mortar, repoint in matched lime or sand-cement, renew the lead apron, soakers and step flashings, and re-flaunch the pot bedding.

Coverage

— Overview

What this service actually involves.

Scaffold up to the stack, rake out joints to 25mm minimum, brush clean, repoint in a colour and aggregate matched mortar (lime for pre-1919 properties, NHL 3.5 typical), bed in new Code 4 lead front apron and back gutter, install lead soakers under every course of slate/tile against the stack, dress step flashings into the chase or stepped joints, and rebuild the pot flaunching in a sloped sand/cement fillet. Every joint pointed, every interface lead-protected.

— Signs you need this

5 things we look for first.

1

Damp patch on chimney breast wall (especially top floor)

2

Mortar joints visibly missing or crumbling

3

Lead flashings curled, lifted or cracked

4

Cap/flaunching cracked or missing chunks

5

Brown staining down the brickwork from the stack

— Included in the price

A fixed price means a fixed scope.

No hidden extras. Materials, access, disposal and a written guarantee are all in the headline number.

— How we work

Step by step, fully transparent.

01

Survey & access

Stack inspected from scaffold or cherry picker. Photo report of every face — joints, flashings, pots, cap.

02

Rake & clean

Joints raked to 25mm minimum, vacuumed clean, dampened before repointing to prevent suction.

03

Lead renewal

Old lead stripped, new Code 4 apron, soakers and step flashings installed. Patination oil to prevent white staining.

04

Repoint & flaunch

Mortar repointed in matched mix, struck flush or weather-struck, flaunching rebuilt around pots.

— Materials & kit

What we specify.

The unglamorous detail that decides whether the work lasts five years or twenty-five. Trade-grade or manufacturer-spec only — never builders' merchant own-brand.

  • NHL 3.5 hydraulic lime (pre-1919 properties)
  • Colour-matched sand:cement 3:1 (post-1919)
  • Code 4 milled lead sheet (BS EN 12588)

— Frequently asked

4 answers before you book.

Lime vs cement mortar — which does my house need?

Pre-1919 properties (solid wall, no cavity) need lime mortar — typically NHL 3.5. Cement mortar traps moisture in soft Victorian bricks and causes spalling. Post-1919 cavity-wall houses are fine with 3:1 sand:cement. We assess on survey.

Why is the lead more important than the pointing?

Most chimney damp comes from failed lead flashings, not the mortar. We always renew the lead at the same time as repointing — fixing one without the other rarely solves the damp.

Do we need a sweep before you start?

Not for the external work. If you're capping the chimney off or fitting a new cowl we recommend a sweep first to clear any nest debris.

Will the new mortar match?

We sample the existing mortar, photograph it wet and dry, and mix to colour and aggregate. New lime cures to a near-perfect match within 6–12 months. New cement is matched on the day.
