— Overview
What this job actually involves.
Patching a felt flat roof properly takes about two hours but extends the life of the whole roof by another five years. We don't use cold-applied tape (which lifts in the first heatwave) — every patch is torch-on SBS modified bitumen, primed and bonded in, with a 100mm overlap on all four sides.
— Signs you need this
Five things we look for first.
Visible bubble or blister on the felt surface
Hairline crack along an old lap joint
Water pooling around a vent or pipe upstand
Brown stain on the ceiling under the flat roof
Lifting at the apron or edge trim
— Included in the price
A fixed price means a fixed scope.
No hidden extras. Materials, access, disposal and a written guarantee are all in the headline number.
- Lance off all loose felt and prime to expose clean bond
- Bitumen primer applied 100mm beyond the patch line
- Torch-on SBS modified bitumen cap-sheet patch
- All four edges chased in with a hot lap roller
- Mineral chippings re-dressed where present
- Photo sign-off + 2-year written patch guarantee
— On the day
How we work, step by step.
Cut out
Blister or crack cut out with a hooked blade back to sound felt. Trapped moisture vented and the substrate dried with a propane torch on low.
Prime
Bitumen primer brushed onto a 100mm border around the failure. Allowed to flash off until tacky but not wet.
Torch & bond
SBS cap-sheet patch torched onto the primed area, working from centre outwards to push air out. Edges sealed with a hot lap roller.
Dress chippings
Where the original roof has mineral chippings, we re-dress the patch so the colour blends within a fortnight.
— Materials & kit
What we bring to the van.
The unglamorous detail that decides whether a fix lasts five years or twenty-five. We use trade-grade or manufacturer-spec materials only — never builders' merchant own-brand.
- SBS modified bitumen cap-sheet
- Bitumen primer
- Propane torch + roller
- Mineral chippings to match

— Frequently asked
3 answers before you book.
Can you patch a felt roof in winter?
Yes — torch-on works year-round as long as the substrate is dry. We carry propane drying lances for damp days.
How long does a patch last?
On a felt roof less than 15 years old, a patch lasts the remaining life of the deck. On older felt, expect 3–5 years before another section fails.
Should I just re-cover the whole roof?
If you're patching the third blister in two years, yes — we'll quote a full re-cover in EPDM (25-yr) or torch-on three-layer (15-yr) at the same visit.
