— Overview
What this job actually involves.
Loose ridge tiles are the single biggest cause of insurance claims on London terraces. Old lime-and-sand mortar shrinks back over 25–30 years and lets ridges rock in the wind. We chip out every joint, re-bed on a fresh 3:1 sand/cement mix and finish with a flexible polymer pointing that flexes with thermal movement instead of cracking.
— Signs you need this
Five things we look for first.
Visible gap between ridge tile and tile course below
Mortar fragments on the floor after wind
Ridge tile sounds hollow when tapped from a ladder
Crack running the length of the ridge mortar joint
Mechanical clip retrofit required by an insurer or surveyor
— Included in the price
A fixed price means a fixed scope.
No hidden extras. Materials, access, disposal and a written guarantee are all in the headline number.
- Scaffold tower or roof ladder access depending on height
- Each ridge lifted, cleaned and re-bedded individually
- Fresh 3:1 sharp sand / OPC mortar mix
- Flexible polymer pointing on every joint (not silicone)
- Optional BS 5534 mechanical clip retrofit
- Photo sign-off + 5-year written guarantee
— On the day
How we work, step by step.
Strip & sort
Each ridge lifted in sequence, numbered and stacked. Old bed and pointing chipped off — we re-use 95% of original ridges to keep weathering consistent.
Prime course below
Top course of tiles dampened so it doesn't draw water out of the new mortar — the reason most ridge mortar fails in year one.
Re-bed & align
Ridge tiles re-bedded on a 50mm mortar bed using a string line for true alignment. Joints butter-pointed as we go.
Polymer point & clip
Joints finished with a flexible polymer pointing in slate grey or buff. Mechanical clips added where the run is exposed (gable end or 3+ storey).
— Materials & kit
What we bring to the van.
The unglamorous detail that decides whether a fix lasts five years or twenty-five. We use trade-grade or manufacturer-spec materials only — never builders' merchant own-brand.
- 3:1 sharp sand / OPC mix
- Flexible polymer pointing (Klober or similar)
- Stainless ridge clips to BS 5534
- Lime-bedded option for heritage roofs

— Frequently asked
3 answers before you book.
Do I have to add mechanical clips?
Not always — BS 5534 only retrospectively applies if more than 50% of the ridge is being relaid. We'll quote both options and explain when an insurer is likely to ask for clips.
How long does a re-bed last?
A properly re-bedded ridge in 3:1 mix with polymer pointing lasts 25–30 years. The flexible point is what stops the joint cracking after the first cold winter.
Will my new ridge look different?
No — we lift and re-use your existing weathered ridges. Only the bedding underneath is new, so the line on the skyline is unchanged.
