Failed chimney flashing is responsible for around 40% of the leak callouts we see in winter. The previous trade nearly always lifts the lead, slaps a bead of black silicone across it and calls it done — which holds for one season. We strip it back to bare brick, cut a fresh chase, form code-4 lead apron and step flashings on-site and point in with lead sealant.

Strip & assess
Old lead lifted, brickwork inspected for blown faces or step pointing failure. Any defective bricks called out before we proceed.
Chase fresh joints
25mm chase cut into the mortar bed joints with a disc cutter — never into the brick face itself. Dust vacuumed clear.
Form lead on-site
Code-4 lead cut to 1500mm max lengths (any longer and it cracks from thermal movement), front apron welted and stepped sides cut to pitch.
Wedge, point & oil
Lead wedged into the chase every 450mm, pointed in with lead sealant. Patination oil rubbed in to stop the white carbonate bloom.

Silicone sticks to lead but not to brick — it lasts one freeze/thaw cycle before peeling away and trapping water behind it. Properly chased and wedged lead lasts 50 years.
Will you replace the whole flashing or patch it?
If more than 30% is cracked or lifted, we replace the whole run — patching one section just shifts the failure 6 months down the chimney.
Do you scaffold for chimney flashing?
