— Overview
What this job actually involves.
Hip tiles sit on the external corner where two roof slopes meet — typically on detached and semi-detached London houses. They're the most exposed run on the whole roof and fail before the ridge. We re-bed in 3:1 mortar, finish with polymer pointing and — crucially for current building regs — fit a mechanical clip to each hip tile so it can't blow off.
— Signs you need this
Five things we look for first.
Hip tile visibly displaced or rocking
Mortar fragments on the patio after wind
Hip iron (bottom restraint) missing or rusted off
Crack running the length of the hip
Tile gap at the hip apex where mortar has dropped
— Included in the price
A fixed price means a fixed scope.
No hidden extras. Materials, access, disposal and a written guarantee are all in the headline number.
- All hip tiles lifted, cleaned, numbered and stacked
- Old mortar bed chipped off completely
- Re-bed in 3:1 sharp sand / OPC mix
- Each hip tile fitted with a stainless mechanical clip
- Hip iron at the eaves replaced if rusted
- Polymer pointing in matched colour + 5-year guarantee
— On the day
How we work, step by step.
Lift & sort
Each hip tile lifted in sequence from eaves to apex, numbered and stacked clean. Original tiles re-used so weathering is preserved.
Clean & prep
Old mortar chipped off each tile and the tile course beneath. Hip rafter checked for any decay.
Re-bed with clip
Hip tile re-bedded on 50mm of 3:1 mortar with a stainless clip fixed through the tile's nail hole into the rafter — BS 5534 mechanical fix.
Point & strike
Joints finished with flexible polymer pointing. Hip iron at the eaves replaced if needed (cheap component, prevents the whole run sliding).
— Materials & kit
What we bring to the van.
The unglamorous detail that decides whether a fix lasts five years or twenty-five. We use trade-grade or manufacturer-spec materials only — never builders' merchant own-brand.

— Frequently asked
3 answers before you book.
Do I have to add clips?
If more than 50% of the hip is being relaid, current BS 5534 says yes. Insurers increasingly insist on it regardless.
Bonnet hips and angled hips — same price?
Same labour, slightly different mortar volume. Bonnets (the half-round 1930s style) take a little less. We quote the same baseline either way.
Will the new hip iron be visible?
Slightly — it's a 5mm stainless strap that sits at the very bottom of the hip. From the ground it disappears behind the gutter line.
