— Overview

What this service actually involves.

We strip the existing failed lead, prep the substrate (timber valley boards, lead-welted upstands, chase grooves), then form new lead from rolls of BS EN 12588 milled sheet. Valleys are laid in 1.5m lengths max with 150mm laps and lead clips, never silicone. Step flashings are folded, welted and wedged into chases. Patination oil applied to prevent white carbonate run-off. Done properly, lead lasts 50+ years.

— Signs you need this

5 things we look for first.

1

Valley leaking despite repeated silicone repairs

2

Lead split lengthways down the middle (thermal fatigue)

3

Step flashing visibly pulled out of the brickwork chase

4

Dormer cheek lead curling, splitting or showing daylight

5

White streaks down the wall from fresh-but-failing lead

— Included in the price

A fixed price means a fixed scope.

No hidden extras. Materials, access, disposal and a written guarantee are all in the headline number.

20-year workmanship guarantee
  • Strip & dispose of failed lead (or salvage for scrap credit)
  • Substrate prep — valley boards, chase grooves
  • New Code 4 or Code 5 milled lead (BS EN 12588)
  • Hand-formed, dressed, welted to LSTA spec
  • Lead clips at all free edges (no silicone)
  • Lead wedges into chase grooves where required
  • Patination oil to prevent white run-off
  • 20-year workmanship guarantee

— How we work

Step by step, fully transparent.

01

Survey

Identify why the existing lead failed — almost always too long a single length (>1.5m), missing welts, or silicone instead of clips.

02

Strip & prep

Old lead off, substrate checked, valley boards repaired or replaced, chase grooves raked clean.

03

Form & dress

Lead measured, cut to LSTA-spec lengths, dressed in place with boss-stick and dressers, welted at joints.

04

Clip & oil

Clipped at all free edges, wedged into chases, patination oil applied to prevent the white carbonate staining of fresh lead.

— Materials & kit

What we specify.

The unglamorous detail that decides whether the work lasts five years or twenty-five. Trade-grade or manufacturer-spec only — never builders' merchant own-brand.

  • Code 4 milled lead (1.80mm) — BS EN 12588
  • Code 5 milled lead (2.24mm) — for valleys & gutters
  • Lead patination oil
  • Stainless steel lead clips
  • Lead wedges (rolled lead)
  • Boss-stick & dressers (no power tools on lead)

— Frequently asked

4 answers before you book.

Why does old lead split?

Lead expands and contracts massively with temperature. A single length over 1.5m can't accommodate the movement and fatigue-cracks down the middle. Always laid in short lengths with welted overlaps.

Code 4 vs Code 5 — what's the difference?

Code 4 is 1.80mm thick — used for flashings, soakers, step work. Code 5 is 2.24mm — used for valleys, parapet gutters and anywhere with foot traffic or water carrying. We spec based on the application, not the cheaper option.

What's patination oil for?

Fresh lead reacts with rainwater to form white lead carbonate, which runs down the wall as ugly white streaks. Patination oil seals the surface so it weathers evenly to the classic dark grey.

Can we use lead-effect alternatives?

Yes — Ubiflex, Hertalan EPDM-lead, etc. They look acceptable, install faster, and last 15–20 years. But on conservation properties or where you want 50+ year peace of mind, real milled lead is still the right answer.
