— Overview
What this job actually involves.
If your loft has black mould on the rafters or condensation drips on cold mornings, your roof is too airtight. Modern roofing membrane combined with old eaves that have been blocked off creates a sealed box. We cut in matched tile vents in a paired in/out arrangement that creates passive cross-flow without you doing anything.
— Signs you need this
Five things we look for first.
Black mould spots on the underside of the loft rafters
Condensation drips visible on a cold morning
Damp insulation in spots, dry elsewhere
Ice crystals on nails poking through the underlay
Eaves vent strip blocked or missing entirely
— Included in the price
A fixed price means a fixed scope.
No hidden extras. Materials, access, disposal and a written guarantee are all in the headline number.
- Two matched tile vents (in + out) fitted per slope
- Bonded to the underlay with a butyl gasket
- Adjacent tiles re-bedded around the vent
- Loft inspection to confirm airflow path is clear
- Insulation moved back from the eaves where blocked
- 10-year manufacturer's warranty on the vent unit
— On the day
How we work, step by step.
Loft survey
We start inside — confirm where the mould is, check eaves vents are clear and identify the right slope for the new vents.
Cut & seat
One tile lifted from the upper third of the slope, an opening cut in the underlay and the tile vent seated into the batten gauge.
Pair on opposite slope
Second vent fitted lower on the opposite slope — air enters low, warms in the loft, exits high. Standard passive ventilation.
Sign-off
We re-check inside the loft an hour later — you should feel a slight draught between the two vents. That's your cross-flow working.
— Materials & kit
What we bring to the van.
The unglamorous detail that decides whether a fix lasts five years or twenty-five. We use trade-grade or manufacturer-spec materials only — never builders' merchant own-brand.
- Klober or Manthorpe tile vent (matched profile)
- Butyl underlay gasket
- Stainless screw fixings
- Eaves vent strip if missing

— Frequently asked
3 answers before you book.
Won't tile vents make my loft cold?
No — your loft is meant to be cold. The insulation is at ceiling level, so the loft itself should be ventilated and slightly below outside temperature. That's what stops condensation.
How many vents do I need?
A standard 1930s semi needs one pair (in + out). A larger detached house or anything with a gable bedroom may need two pairs to balance the airflow.
Will it fix existing black mould?
It'll stop it spreading. Existing mould should be wiped down with a fungicidal wash once the airflow is established — we can quote that as an add-on.
