We strip the existing covering, inspect the decking, then build up three layers: a perforated vent layer, an SBS underlay torch-bonded, and a mineral-finish SBS cap sheet torch-bonded over the top. Detailing around upstands and outlets is done in matching SBS strips with double-laps. Honest 10-year guarantee, repairable in patches by any felt roofer, easy on the wallet.

Perforated base lays loose-fit, allows trapped moisture to escape and prevents blistering.

SBS underlay torch-bonded with 100mm side laps, 150mm end laps, all upstands at least 150mm above deck.
Cap sheet & detail
Mineral cap sheet torch-bonded, headers staggered from underlay, all corners reinforced with hand-cut SBS gussets.

Is torch-on a fire risk?
All hot work is done with fire-watch protocol: extinguisher on the deck, no torch within 300mm of timber, second operative monitoring. Insurance-approved. Detail work near abutments is hand-flame and self-adhesive where required.
EPDM vs torch-on — what should I pick?
EPDM if budget allows and you want 25+ year peace of mind. Torch-on if budget is tight, the roof is small/awkward, or if the building isn't long-term. Both done properly will outlive their warranties.
Why three layers?
Single-layer felt is for sheds. Two layers leaves no margin. Three layers is the British Standard for a domestic flat roof — vent, underlay, cap — and the only build-up we warranty.
Can torch-on be laid in winter?
Yes, down to about 2°C. Below that the bitumen doesn't reach proper bond temperature and we'd reschedule. We monitor the forecast and only torch in stable dry conditions.
