— Overview
What this job actually involves.
Flaunching is the sloped mortar fillet that holds the chimney pot upright. When it cracks, rainwater runs down inside the stack and shows up as a stain on the chimney breast wall two floors below. We chip the old flaunching off cleanly, re-seat the pot if needed and rebuild the fillet in a 3:1 mix with a 45° weather angle so water sheds clear.
— Signs you need this
Five things we look for first.
Visible cracks across the top of the chimney stack
Chimney pot leaning or rocking when wind hits it
Damp stain on the chimney breast indoors (no fire used)
Mortar fragments falling onto the roof slope below
Pot cap or cowl visibly displaced

A fixed price means a fixed scope.
No hidden extras. Materials, access, disposal and a written guarantee are all in the headline number.

- 3:1 sharp sand / OPC mix with SBR additive
- Steep weathered fillet (min 45°) all around the pot
- Pot re-seated and held square while mortar sets
- Photo sign-off + 10-year written guarantee
— On the day
How we work, step by step.
Strip
Old flaunching chipped off in sections with a bolster — no percussion drill on the stack itself which can shake the brickwork loose.
Inspect pot
Pot lifted off, base checked for hairline cracks. If sound it's re-used; if cracked we quote a replacement pot (terracotta or fireclay).
Mix & build
3:1 sharp sand / OPC mix with SBR additive for flexibility. Built up around the pot in two lifts to avoid sagging.
Strike weathered
Top surface struck to a minimum 45° weather angle so water sheds outwards onto the lead apron, not back into the stack.
— Materials & kit
What we bring to the van.
The unglamorous detail that decides whether a fix lasts five years or twenty-five. We use trade-grade or manufacturer-spec materials only — never builders' merchant own-brand.
- 3:1 mortar with SBR additive
- Replacement pot if needed (terracotta)
- Pot cap or cowl on request
- Bolster + small drift hammer

— Frequently asked
3 answers before you book.
Do I need scaffolding?
For a 2-storey chimney we can usually work from a roof ladder. 3-storey or anything on a chimney that's already leaning needs a proper scaffold tower.
Should I have a pot cap fitted at the same time?
Yes if the flue is disused — stops rain falling 8m down into the breast. We supply terracotta gas-louvre caps as an add-on.
Will you remove an unused pot entirely?
Yes — we cap the flue with a slate and re-flaunch over it. Looks neater than a redundant pot and removes the leak path entirely.
