— Overview
What this job actually involves.
A failed chimney stack is the most common source of internal damp on Victorian and Edwardian London houses. The mortar has carbonated and dropped out, leaving every joint open to wind-driven rain. We rake out to 15mm depth, brush clean and repoint in NHL 3.5 hydraulic lime — the only mix that's both breathable enough for soft brick and strong enough for an exposed stack.
— Signs you need this
Five things we look for first.
Visible mortar joints recessed or empty on the stack
Damp patch on the chimney breast that gets worse in winter
Spalling brick faces where water has frozen in joints
Vegetation growing in the joints
Stack visibly leaning by more than 10mm off plumb

— On the day
How we work, step by step.
Rake out
Joints raked out with a 6mm bolster and lump hammer — no angle grinder, which can crack soft Victorian stock brick faces.
Brush & damp
Joints brushed clean and dampened with a fine mist spray. Damp brick draws less water out of the lime mix and stops shrinkage cracking.
Lime mix
NHL 3.5 hydraulic lime + sharp sand 1:2.5 by volume. Two passes — flush coat first, weather-struck finish second pass next day.
Cure
Hessian draped over the stack and dampened daily for 3 days to slow the cure. Critical step that most contractors skip.
— Materials & kit
What we bring to the van.
The unglamorous detail that decides whether a fix lasts five years or twenty-five. We use trade-grade or manufacturer-spec materials only — never builders' merchant own-brand.
- NHL 3.5 hydraulic lime
- Sharp sand (yellow building sand)
- Hessian for slow cure
- Lime wash if you want a matched finish

— Frequently asked
3 answers before you book.
Why lime, not cement?
Cement is too hard for Victorian soft brick — it traps moisture, causes the brick face to spall and the joint cracks. Lime breathes and lets the brick dry out naturally.
Can you do half a stack?
Technically yes, but it usually fails at the boundary. We always quote all four faces — it's a half-day either way.
How long until I can light a fire?
Lime takes 28 days to fully cure. The stack is structurally fine after 3 days, but for a working flue we'd wait the full 28.
