— Overview
What this job actually involves.
Verges are the strip of mortar between the gable wall and the last course of tiles. They fail before anything else on the roof because they take the full force of the prevailing south-westerly. We give you a choice: rake out and repoint in 3:1 polymer-modified mortar (matches a heritage look) or upgrade to a colour-matched UPVC dry-verge system that will never need pointing again.
— Signs you need this
Five things we look for first.
Mortar cracking or falling away at the gable edge
Tile slip from the verge after wind
Birds nesting where the mortar has dropped out
Damp patch on the bedroom wall directly below the gable
Visible gap between verge tile and bargeboard
— Included in the price
A fixed price means a fixed scope.
No hidden extras. Materials, access, disposal and a written guarantee are all in the headline number.
- Both verges raked out to 25mm depth
- Top course of tiles wetted before pointing (stops shrinkage)
- 3:1 polymer-modified mortar with butter joints — or
- Continuous UPVC dry-verge clipped to BS 5534
- Bargeboard checked and re-fixed if loose
- Photo sign-off and 5-year written guarantee
— On the day
How we work, step by step.
Rake out
Old mortar raked out with a 25mm chisel to expose the full bed under the verge tile. Tiles re-aligned with a string line.
Wet & bed
Tile undersides and gable masonry dampened — the single biggest reason mortar cracks in year one is pulling water out of the mix.
Point & strike
3:1 sharp sand / OPC polymer-modified mix struck to a slight weather angle that sheds water clear of the bargeboard.
Or convert to dry
If you choose dry-verge: continuous UPVC unit clipped to the tile batten ends, colour matched to your existing fascia.
— Materials & kit
What we bring to the van.
The unglamorous detail that decides whether a fix lasts five years or twenty-five. We use trade-grade or manufacturer-spec materials only — never builders' merchant own-brand.
- 3:1 polymer-modified mortar
- Klober dry-verge (slate / brown / black)
- Stainless screw fixings
- Bargeboard timber if rotten

— Frequently asked
3 answers before you book.
Mortar or dry-verge — which is better?
Dry-verge wins on longevity (40+ years vs 25 for mortar) and lets the roof breathe. Mortar wins on heritage look. For a 1930s semi we usually recommend dry-verge in slate grey.
Do you do single-side verges?
Yes — common on Victorian terraces where the party wall verge is fine but the gable verge has failed. We quote per side, not per house.
Is bargeboard included?
Inspection yes, replacement no — rotten bargeboard is quoted separately because it depends on length and whether it's softwood or UPVC.
