Velux windows themselves last 30+ years — but the flashing kit around them is the failure point at around year 15. Once the apron lifts or the soaker corner cracks, water tracks under and shows up as a stain on the bedroom ceiling. We replace the full EDW (tile) or EDN (slate) flashing kit to current Velux spec without removing the window itself.

Strip kit
Existing flashing kit lifted away from the window frame and adjacent tiles. Window itself left in place — re-flashing doesn't require removing the sash.
Fit new apron
Bottom apron fitted first — this is the most exposed component and needs a 200mm step down over the tile course below.
Side & head
Side soakers fitted to tile gauge (one per course). Head flashing fitted last and dressed under the tile course above the Velux.
Re-bed tiles
Adjacent tiles re-bedded around the new kit. Pointing matched to existing colour. Photo sent on WhatsApp.

Original or aftermarket kit?
Genuine Velux every time — the aftermarket kits look identical but the apron seal fails earlier. Velux kit is around £80 trade vs £35 aftermarket; not a saving to make.
Can you replace the Velux at the same time?
Yes — quoted separately. A full window + kit replacement is around £680 including labour, takes a day per window.
Will my ceiling stain disappear?
Once the leak stops, the stain can be sealed with a stain block primer and overpainted. We don't do that ourselves but it's 2 hours' work for any decorator.
