— Overview
What this job actually involves.
Dormer cheeks (the vertical sides of a roof dormer) are the most exposed lead on a house — they take wind, rain and frost from three directions. Original lead lasts 60 years; aftermarket lead-effect cladding lasts five. We strip back to substrate, re-board if rotten, and form proper code-5 lead cheeks with welded corners and clipped expansion joints.
— Signs you need this
Five things we look for first.
Damp patch on the dormer interior wall
Lead cheek visibly cracked or split vertically
Aftermarket cladding (Plumbsil etc.) failing at the seams
Substrate rot visible where lead has lifted
Cheek lead more than 1.5m tall (over-stressed, will crack again)
— Included in the price
A fixed price means a fixed scope.
No hidden extras. Materials, access, disposal and a written guarantee are all in the headline number.
- Strip existing lead and scrap-credit applied to invoice
- Substrate boards inspected, renewed if rotten
- Code-5 milled lead formed to suit (max 1m drops with clips)
- Welded corners — no folded-and-soldered joints
- Stainless lead clips at expansion joints
- Patination oil + 20-year written guarantee
— On the day
How we work, step by step.
Strip & inspect
Lead cheek stripped, substrate boards probed for rot. We use 18mm WBP ply for any replacement boarding — never softwood.
Form lead
Code-5 lead cut to maximum 1m drop pieces (anything longer over-stresses and cracks). Welded at corners on-site with lead burning equipment.
Clip & dress
Stainless lead clips fitted every 500mm down the cheek to allow thermal movement. Lead dressed in to substrate with a dummy and bossing stick.
Cap & oil
Top edge capped under the dormer cheek and roof junction. Patination oil applied to prevent the white carbonate bloom in year one.
— Materials & kit
What we bring to the van.
The unglamorous detail that decides whether a fix lasts five years or twenty-five. We use trade-grade or manufacturer-spec materials only — never builders' merchant own-brand.
- Code-5 milled lead sheet
- Stainless lead clips
- 18mm WBP ply (if re-boarding)
- Patination oil + lead burning kit

— Frequently asked
3 answers before you book.
Why code-5 not code-4?
Code-5 is heavier and stiffer — it doesn't ripple in wind on a vertical face. Code-4 is fine for soakers and small flashings but under-spec for cheeks.
Can you do GRP instead of lead?
Yes, around 40% cheaper but only a 15-year life vs 60 for lead. We'd recommend GRP only if you're planning a re-roof inside that window anyway.
Do you scaffold for dormer cheeks?
Always — leadwork on a vertical cheek can't be safely done from a ladder. Scaffold is included in the quote.
