Cap-over is a half-day way to refresh a tired fascia run without ripping the whole eaves back. We over-clad the existing timber in 9mm UPVC fascia board, fit a continuous over-fascia ventilator (essential to keep the loft breathing) and finish the soffit underneath with hollow UPVC soffit board. Done before the gutter goes back on.

Lift gutter
Gutter unclipped from existing brackets and stored. Original timber checked — if it's structurally rotten through, we'd quote a full renew instead.
Fit ventilator
Continuous over-fascia ventilator strip fitted along the top edge — this is what stops the new cap-over from sealing the loft tight.
Cap fascia
9mm UPVC fascia board screwed through existing timber into rafter ends with stainless screws every 600mm. Joints capped with H-strips.
Re-soffit & gutter
Soffit board clipped in underneath the fascia. Gutter brackets re-fitted to new fascia and gutter clipped back on.

Cap-over or full renew — which?
Cap-over if the timber is sound but tired. Full renew if it's rotten through (probe with a screwdriver). We'd never cap rotten timber — it traps damp.
Why the ventilator?
Without it you create a sealed loft and black mould appears within 12 months. The continuous strip is non-negotiable on any modern fascia install.
