What this job actually involves.
The standard hardboard loft hatch from the 1970s is the biggest single source of heat loss and condensation in most London houses. It's uninsulated, undrawn-sealed and lets warm wet air into a cold loft where it condenses. We fit a fully insulated PIR-board hatch with neoprene draught seal and a positive twist-lock catch — 2 hours start to finish.

How we work, step by step.
Remove existing
Old hatch and frame unscrewed and removed. Opening squared with a builder's square — most old hatches are out by 5–10mm.
Fit new frame
New timber frame fitted, leveled and screwed to ceiling joists. Plasterboard around the opening trimmed if needed.
Hang hatch
Insulated hatch (50mm PIR core, U-value 0.18) hung in the frame on adjustable hinges. Sits flush with the ceiling line.
Seal & test
Neoprene draught seal applied to the frame. Hatch closed and latched — you should feel resistance, not a draught when you put a hand to the perimeter.

Will it fit my existing opening?
Standard sizes are 562 x 726 (most common) and 600 x 800. If yours is non-standard we either trim the frame or fit a sized hatch — quoted on the day.
Do I need a ladder fitted at the same time?
Optional — we fit Werner concertina ladders for an extra £180 if you don't already have access. Stops people standing on landing chairs.
Does this need building regs?
No — it's a like-for-like replacement of an existing opening. We do meet current PartL standards on the unit itself.
