— Overview
What this job actually involves.
Soakers are small individual lead pieces tucked under each tile course where the roof meets a wall. When they fail, water enters at every other course down the abutment. We strip the existing run, cut fresh code-4 soakers to the tile gauge, and dress each one in to the same line as the original — covered by the step flashing above.
— Signs you need this
Five things we look for first.
Damp running down an abutment wall internally
Silicone visible at the step flashing line
Lead step flashing fine but tiles wet behind it
Soakers missing entirely (you can see felt through the gap)
Surveyor's report calls out 'failed lead soakers'

— On the day
How we work, step by step.
Lift step flashing
Step flashing carefully unwedged from the chase joint and folded back without creasing — we re-use it where possible.
Strip soakers
Every tile course on the abutment lifted; old soakers removed and weighed for scrap credit against your invoice.
Cut to gauge
Code-4 lead cut to your tile gauge (usually 175 x 250mm for a Marley Modern, varies for slate). Top edge folded 25mm.
Dress & re-cover
One soaker per course, tucked under tile and folded up the wall. Step flashing re-dressed over the top and re-wedged into the chase.

— Frequently asked
3 answers before you book.
Can you do soakers without removing the step flashing?
No — they sit underneath it. Any quote that says otherwise is just silicone on top of the failure, which is what's there now.
What gauge do I have?
We measure on the day — concrete tile is usually 100mm exposure, slate 75mm, Rosemary clay 100mm. Soakers are cut to suit.
Will the new lead look different?
For about 6 weeks — fresh lead is bright silver and patinates to grey-black over a winter. The patination oil speeds that up.
